One Industry whose durability, existence and viability you can confidently stake a bet on is the *REAL ESTATE SECTOR*. This Industry is thriving as well as or even more than the Oil and Gas Industry. Why?
Its Simple- the appreciative value of Land. Land is the part of the Earth surface which is not covered by water. It includes everything permanently affixed(or attached) to it; such as structures, building, agro- plantations etc.
Land is an *ASSET* whose value appreciates over time, and is influenced by the level of development in the location which it is found. This is the reason we are advised by *Dr* . *Stephen Akintayo*, a Real Estate Expert that " You don't wait to buy land, you buy land and wait".
This distinguishing feature of land informs man's venture into the acquisition and ownership o lands as part of his possessions.
Also, modernization and c has commercialization has expanded the concept of Land Ownership; land is now being perceived as a product of commercial value. A commodity which can be traded in exchange for monetary compensation.
In other words, presently, the appreciative value of a piece of land is quantified, measured and accessed, and given to a third party in return for money or monies' worth. This approach is known as REAL ESTATE INVESTMENT.
Real Estate Investment connotes the acquisition of lands and landed properties, structures developed upon a land. This serves as a means of Wealth Creation.
Real Estate Sector has its own peculiarities, dynamics, technicalities and strategies which one must fully grasp and understand before diving into it.
The *easiest* means of gaining this knowledge is through MENTORSHIP( learning from the experiences, challenges, success, failure of others who have tested and navigated the waters of the Real Estate Sector).
Currently, I am a *Mentee* learning under the tutelage of *Charlesvin Consulting* , the Basics of Real Estate Investment.
So far, the class has been very educating and enlightening. I have discovered thus: 📍Three 'S' in Mentorship which are Submission, Sacrifice and Service 📍Price Tags of Mentorship are Knowledge price and Discipline price 📍A Realtor is a professional Real Estate Broker who stands as a mediator on behalf of his/her client to negotiate and close a real estate deal. 📍Negotiation entails selling the benefits of a property while Closing a Deal is solely dependent on the level of value communicated to the prospective buyer. Therefore, the Realtor is expected to SELL the VALUE of the property 📍The best marketer a Realtor has is his client through REFERRAL 📍Investing in Real Estate for personal purpose results in liability, in the sense that there is no *Return On Investment*. Thus, Commercial Real Estate Investment is the best as there is a guaranteed ROI through Rental Income. 📍 Benefits of Mentorship are Expertise (Exposure), Motivation and Support, Accountability and Tracking, Networking.
